Bank and Trust Transfers Mark Monterey's Latest Deed Recording Period

Monterey recorded 15 property deed transfers between July 24 and Aug. 22. Only four listed a sale price, ranging from $30,000 for 453 Main Rd to $575,000 for 99 Beartown Mountain Rd, the top sale of the period; the median of the four disclosed prices was $262,500. Nine of the 15 transfers involved a bank, mortgage company, credit union or the town tax collector as buyer or seller, and four more moved property from individuals into family trusts. With sale prices disclosed in barely a quarter of transfers and no prior-month data for comparison, the deed record does not support a characterization of the market as active, quiet, or favoring either buyers or sellers.
