Notable among the period's transfers were multiple conservation-related transactions involving the town and state environmental agencies.

Among those three transactions, prices ranged from $18,500 to $280,000, with a median of $200,000. The volume of recorded deeds — 15 over roughly four weeks — suggests a moderately active period for a community of Monterey's size, though the near-total absence of disclosed prices sharply limits conclusions about market values.

• The highest disclosed sale of the period was 10 Art School Rd., which sold June 8 for $280,000. Casolari Group LLC conveyed the property to Franklin and Ilysse Rimalovski. The second-highest disclosed transaction was 19 Fox Hill Rd., which sold July 2 for $200,000; sellers Myrna and Timothy Carson conveyed the property to TD Bank NA. A sale recorded June 30 — no street address listed in deed records — closed at $18,500; Charlene Pouliot and Dennis Nubile were the sellers, with Spenser Gralla as the buyer.
