Monterey's June Sales Period Shows Wide Price Gap With Few Prices Yet Recorded

MONTEREY -- A $1.82 million sale on Point Road was the costliest Monterey property transfer recorded between June 12 and July 11, but most of the month's deed activity remains a work in progress: only two of the period's dozen sales carry a price in Southern Berkshire Registry of Deeds records so far.

MARKET OVERVIEW The registry recorded 14 property transfers for Monterey in the four-week period. Two of those, at 0 Fox Hill Road and 9 Heron Pond Park Road, were nominal-consideration transfers rather than market sales and are excluded from the figures below. That leaves 12 actual property sales. Only two of those 12 show a recorded sale price so far: $1,820,000 for 25 Point Road and $18,500 for a Monterey property listed without a street address in registry records. The remaining 10 sales list price not yet available, which typically means the figure has not yet reached the registry, not that a price was withheld. With just two prices on record, a median for the period cannot be meaningfully calculated; the known range runs from $18,500 to $1,820,000. Twelve sales recorded over a single month is a moderate volume for Monterey based on the raw count alone.

TOP SALES 25 Point Road sold for $1,820,000 on July 6. The sellers were Donald L. Hutcher and Roberta A. Hutcher, as trustees; the buyer was US Bank NA. A Monterey property listed without a street address sold for $18,500 on June 30; the sellers were Charlene Pouliot and Dennis Nubile, and the buyer was Spenser Gralla. No other sale in the period has a recorded price yet. Once prices post for the remaining 10 transactions, including sales on Fox Hill, Sandisfield, Blue Hill, Beartown Mountain, River, Pixley, Hupi and Mount Hunger roads, the period's full price picture, and its ranking of top sales, may look different.

NEIGHBORHOOD BREAKDOWN Blue Hill Road had two sales in the period, at 33 Blue Hill Road and 136 Blue Hill Road; neither has a recorded price yet. Fox Hill Road also saw two transfers: 19 Fox Hill Road, a sale with price not yet available, and 0 Fox Hill Road, a nominal-consideration transfer. All other sales were spread across individual streets, including Point, Sandisfield, Tyringham, Beartown Mountain, River, Pixley, Hupi Road Lake Garfield and Mount Hunger roads, each with a single recorded transfer. By price tier, the period has one sale under $500,000 ($18,500), one sale over $1 million ($1,820,000), and 10 sales that cannot yet be sorted into a tier because the registry has not posted a price.

MARKET NOTES Four of the period's sales involved a bank or credit union as either seller or buyer: US Bank NA (buyer, 25 Point Road), NBT Bank NA and SBT Mortgage Service Corp (sellers, 33 Blue Hill Road), Lee Bank (seller, 105 River Road), and Greylock Federal Credit Union (seller, 121 Pixley Road). That pattern is consistent with lender-involved property turnover, though the deed data does not specify the circumstances. Conservation-related entities were also active: the Monterey Town Conservation Commission sold 68 Tyringham Road to Meredith Friedman and separately acquired 223 Mount Hunger Road from Dennis and Cheryl Noskin, as trustees, while the Massachusetts agency overseeing environmental protection acquired 153 Hupi Road Lake Garfield. One transfer, at 136 Blue Hill Road, moved the property from Mark and Barbara Cohen individually to Mark and Barbara Cohen as trustees, a within-family trust transfer. The two nominal-consideration transfers, at 0 Fox Hill Road and 9 Heron Pond Park Road, recorded token amounts rather than market prices and are not counted among the period's sales.
